SCHEER PARTNERS HIRED TO LEASE 63,000-SQUARE-FOOT GAITHERSBURG BUILDING

Gaithersburg, MD – Scheer Partners continues to grow its landlord-brokerage business, with the latest example a Class A office property in Montgomery County.

Rockville-based Scheer Partners, the leading provider of fully integrated commercial real estate services in the Washington and Baltimore metropolitan areas, announced today that Douglas Legum Development has engaged the company to market 200 Professional Drive, a 63,000-square-foot building in Gaithersburg.

Scheer Partners Vice President Nate Crowe and Associate Jamie Rash are handling this leasing assignment and will target large office users, as well as health-care companies and medical practitioners. Crowe notes that 200 Professional Drive, with a rental rate of $19.50 per square foot (full service) and roughly 48,500 square feet of available space, is a strong low-cost option in the Gaithersburg submarket.

This building’s location is also appealing, especially given the proposed new interchange at Watkins Mill Road and a nearby town center in the works, he says. “This is an opportunity for tenants to come in now at a below-market rate and take space in a quality building with a motivated landlord,” Crowe says.

Features of 200 Professional Drive include a completely renovated entrance, lobby, common areas and restrooms; a beautifully landscaped campus setting; first-class architectural detailing; building signage available for tenants that is visible from Route 355; free parking; and easy access to Interstate 270.

The hiring of Scheer Partners to lease 200 Professional Drive follows another recent listing picked up by the commercial real estate services firm. North Bethesda-based Guardian Realty Investors has hired Scheer Partners to market its 50,549-square-foot building at 501 N. Frederick Ave., where 35,000 square feet of fully improved medical-office space will become available by March 31 of 2012, when Kaiser Permanente expects to consolidate its local operations at a separate Gaithersburg facility.
