ELITE DOCUMENT SOLUTIONS EXPANDS ITS FACILITY AND SAVES MONEY WITH BEN HELLER AND MIKE NORRIS

Fairfax, VA – The Washington region’s leader in litigation support services, electronic data discovery and Web hosting is expanding its corporate office while reducing its operating costs as a result of a recent lease negotiation in Fairfax.

Scheer Partners Inc., the leading provider of fully integrated commercial real estate services in the Washington and Baltimore metropolitan areas, announces today that it has negotiated a new lease for Elite Document Solutions LLC at Providence Hill in Fairfax.

Elite Document Solutions is an owner-operated company providing high quality litigation support services in the Washington metropolitan area. Over the years, the owners of Elite Document Solutions have grown their business by providing stellar customer service while also building strong relationships in the legal community.

Last month, Elite Document Solutions opened its new 2,839-square-foot headquarters at 10301 Democracy Lane in Fairfax, following a six-month process that entailed defining the requirement, evaluating facilities and intensely negotiating both a renewal and relocation.

Although the competitive process yielded a negotiated renewal that would save the company 37 percent on its operating costs, by making the move to the new facility, Elite Document Solutions was able to still save money while expanding into a 25 percent larger facility. Previously, the company operated at 3900 University Drive in Fairfax.

Keith Burke, owner of Elite Document Solutions, says that the bigger facility and better layout “makes everyone more productive” while keeping costs down. Ben Heller, a leasing agent at Scheer Partners who along with Mike Norris represented Elite Document Solutions in the lease transaction, attributes Elite Document Solutions’ success to a carefully managed process to better align its facility to its business.

“Elite started out content to renew, but when we defined the requirement and started evaluating and negotiating other options, both its landlord and the alternative landlords knew they had to compete for Elite’s tenancy,” Heller says.

Norris, LEED AP, and a company vice president who leads Scheer Partners’ Virginia office, notes: “When you hire a tenant representative, your landlord knows that you’re not a captive tenant, at which point the cost-saving, risk-mitigating and facility-improving possibilities are at their peak.”

Burke says that Heller and Norris’ experience, process and advice were instrumental to the project’s success. “I would highly recommend Ben and Mike to other companies,” Burke says. “Both showed that they had a lot of experience and helped us gain leverage in the lease.”
