Julian P. Etches specializes in the sale of suburban office, neighborhood retail, flex/industrial and distribution warehouse investment properties, in the Maryland, Virginia & Washington DC Metro region. Julian has over 13 years of experience in investment sales brokerage and has completed over 250 transactions totaling in excess of $420 million.

Prior to joining Scheer Partners, Julian served as Managing Director at Transwestern’s Maryland based Investment Sales team, and as Senior Vice President at McShea & Company. Julian has valuable strategic relationships with a diverse group of clients in the Washington Metropolitan area that ensure the highest probability of success in any transaction.

Joe Donegan comes to Scheer Partners as an industry veteran with experience ranging from lease consulting services, to property and asset management; he has finalized over half a billion dollars in transactions over the last 29 years.  Prior to joining Scheer Partners, Joe was a founding member of the full-service real estate firm Tyler-Donegan-Duncan Real Estate Services. Scheer Partners introduces new lab/ office project and new investment affiliate, South Duvall

(Rockville, Maryland – April 2, 2018) -­ Scheer Partners, one of the area’s most active Commercial Real Estate Services and investment companies, today announced the formation of South Duvall, LLC.  South Duvall will focus on investment and acquisition activities, specifically value-add office and industrial in the Washington, DC Metro Area and research facilities across the United States.

South Duvall has just made its first acquisition, 704 Quince Orchard Road in Gaithersburg, MD.  Working closely with Scheer Partners brokerage, construction management, and property management teams, South Duvall acquired this property in a unique joint venture with a longtime client of Scheer Partners.  The leasing team is Matt Brady, mbrady@scheerpartners.com, 301-337-4715 and Aaron Gambini, agambini@scheerpartners.com, 301-337-4720.

704 Quince Orchard Road was an underperforming office building in the Gaithersburg Life Sciences cluster when it was identified by South Duvall.  The vision for the 80,000 square foot project is a full conversion to lab-ready space and office.  The building will also function as a bio-services hub to bring the life sciences community together through events and services.  The interior of the facility is being redesigned by Gaudreau, Inc., with shared conference areas, kitchen, health center, lounge and game area.  The space will also feature the first on-site VWR biologics self-service store.

Scheer Partners represents Supernus Pharmaceuticals, Inc

(Gaithersburg, Maryland – March 1, 2018) -­ Scheer Partners, the leading provider of fully integrated commercial real estate services in the Washington and Baltimore metropolitan areas, announced today that it has negotiated on behalf of Supernus Pharmaceuticals, Inc., a 118,000-square-foot headquarters lease at 700 Quince Orchard Road, a building owned by the Rock Creek Fund.

In this transaction, Scheer Partners President, Robert Scheer and Principal/ Senior Vice President, Matt Brady represented Supernus Pharmaceuticals, Inc., who are currently located on East Gude Drive in Rockville Maryland.

Scheer says “Supernus desired to relocate due to substantial growth over the past few years. Currently, they are located in two separate buildings at 1500 and 1550 Gude Drive, which are inadequate for their current staffing requirements and projected growth. Rather than expand into a third or fourth location in nearby buildings, it was determined that a corporate consolidation would provide long-term benefits to accommodate the company’s growth and to attract and retain key personnel.” he says.

The Shoppes of  Breton Bay in St. Mary’s County, Maryland Sells

Scheer Partners is pleased to announce the sale of a 74,000 Square Foot retail shopping center located at 40845 Merchants Lane, Leonardtown, MD.  The property sold for an undisclosed price.  Sandra Hunt, Vice President of Investment Sales brokered the transaction and Old Line Bank provided the financing.

The Seller, Breton Bay LLC. sold the property to SJS-Breton Bay LLC.  The property is tenanted by McKay’s Market, World Gym, Papa John’s, Pet Valu, Hong Kong Buffet ,Arby’s, Bernies Beauty Salon, Hollywood Nails and Southern MD Ophthalmology.  The Buyer will continue to maintain the property’s aesthetic architecture while making some immediate improvements to the landscaping and parking areas.

Rockville, MD—Scheer Partners represented Washington Real Estate Investment Trust (WashReit) in a recent industrial lease transaction at the Randolph Shopping Center located at 12241 Randolph Road, Rockville, Maryland.

Marek Rich, Senior Vice President, and Aaron Gambini, Assistant Vice President, represented the Landlord, WashReit, in the leasing transaction of just under 10,000 SF with SOLDIERFIT.   Adam Schindler, Senior Vice President of Serten Advisors, brought SOLDIERFIT to the building.

Scheer Partners recently represented Sun Properties, Russell and Nancy Suniewick, in the sale of 5707-5709 Arundel Avenue in Rockville, MD.  The 6,400 square foot property sold for $1, 015,000.  

According to Marek Rich, Director of Industrial Leasing & Sales, “This was a case of simple supply vs demand. With the flex/industrial market in Rockville ever-shrinking and demand for investment-grade product limited, Scheer Partners was able to achieve a full price sale for its client, Sun Properties.” 

Scheer Partners Represents Potomac18 Caterers in Expansion

Scheer Partners represented Potomac 18 Caterers in the recent purchase at 8341 Beechcraft Avenue in Gaithersburg, MD.   Total sale price was $3.9M.

Potomac 18 Caterers purchased the building after a lengthy search in Montgomery County.  The caterer specializes in high-end kosher catered affairs in the Washington, DC Metro region. In their new space, they will have a dedicated kosher kitchen in addition to the standard catering operation features.

Marek Rich, Director of Industrial Leasing & Sales, stated “With the purchase of 8341 Beechcraft Avenue, Potomac 18 can meet the demand for their services and have available space to continue to grow and expand their business.
