Germantown, MD – Scheer Partners’ brokerage business representing owners of health-care facilities in Montgomery County has scored another big win.
The leading provider of fully integrated commercial real estate services for the health science industry in the Washington and Baltimore metropolitan areas announces today that Rockville-based Adventist HealthCare has engaged Scheer Partners to market a 97,000-square-foot medical-office building at 19735 Germantown Road.
Scheer Partners Senior Vice President Henry Bernstein, Vice President Nate Crowe and Associate Jamie Rash are handling the leasing assignment for 19735 Germantown Road, which features a prime location near Germantown Town Center as well as close proximity to Interstate 270.
At 19735 Germantown Road, Bernstein, Crowe and Rash are targeting various types of medical-related tenants. On the first and second floors, spaces ranging in size from 1,800 square feet to 4,000 square feet are available, and these suites would ideally fit physician practices.
Meanwhile, on the third floor of 19735 Germantown Road, there is 27,000 square feet of shell space that could get broken into configurations as small as 5,000 square feet. Here, the Scheer Partners team looks to line up larger practices or tenants such as health-care clinics.

With this latest listing, Scheer Partners now controls the two largest blocks of medical-office space in the county; the second is 501 N. Frederick Ave., where North Bethesda-based Guardian Realty Investors has engaged the commercial real estate services firm to market its 50,549-square-foot Gaithersburg building, where 35,000 square feet of fully improved medical-office space will become available by March 31 of this year, when Kaiser Permanente expects to consolidate its local operations at a separate Gaithersburg facility.
Additionally, Douglas Legum Development has hired Scheer Partners to lease 200 Professional Drive, a 63,000-square-foot Gaithersburg building where roughly 48,500 square feet is available. At this property, Scheer Partners is eyeing general office users, as well as health-care companies and medical practitioners.
