White Oak, MD – Scheer Partners, the leading provider of fully integrated commercial real estate services in the Washington and Baltimore metropolitan areas, announced today that it has negotiated on behalf of the Housing Opportunities Commission (HOC) the purchase of a one-plus acre land development parcel.
In this transaction, Scheer Partners President Robert Scheer and Perry Berman, Vice President of Land Use & Planning, represented HOC.
HOC acquired the site, because it is adjacent to its Holly Hall apartment complex. The land is part of the current White Oak Master Plan, which is currently under review. The acquisition provides HOC with greater flexibility for the possible redevelopment and repurposing of the Holly Hall facility.
“This site directly on New Hampshire Avenue and adjacent to the Holly Hall facility gives HOC the opportunity to potentially improve ingress and egress to the site, and help with any traffic mitigation issues including potentially widening New Hampshire Avenue and/or Plyers Mill Road,” Berman says.
Zoned R20, Holly Hall was built in 1965 as subsidized apartments for seniors and is comprised of 96 units. HOC is evaluating various methods of modernizing or replacing this facility to better support HOC’s mission.
